El Cuyo Estate: Mexico's $115m Beachfront Palace Opportunity

Marketed by London-based agency Beauchamp Estates, the El Cuyo Estate spans 140 hectares on an island-style peninsula roughly 2.5 hours from Cancún.

The site features seven kilometres of white sand beaches, flanked by the ocean on one side and the wetlands of Río Lagartos National Park – a reserve famous for hosting around 20,000 pink flamingos during breeding season – on the other.

Under Mexican planning approvals, a buyer can execute one of two master plans:

  • A resort valued by Beauchamp Estates at $530 million (GDV): featuring 64 beachfront villas of up to 5,000 square feet each, alongside a 40-suite five-star hotel.
  • A private billionaire domain: Converting the hotel layout into a single 40-bedroom mega-mansion with surrounding guest lodges totaling 340,000 square feet, with an estimated completed value Beauchamp Estates puts at more than $345 million.

Designed in partnership with London design house Casa E Progetti, the architecture combines eco-friendly Mayan construction methods with design cues inspired by Sir Richard Branson’s Necker Island estate.

The central hotel layout draws inspiration from the ancient Palenque summer palace of Mayan King Pacal the Great.

The property has been held for 30 years by Mexican landscape designer Mónica Hernández and her husband, Spanish architect and painter Anibal González.

The couple previously restored and operated the nearby Hacienda Katanchel boutique eco-resort – which hosted guests including designer John Galliano and former New York Times editor Dorothy Kalins – before selling it to LVMH’s Belmond luxury hotel group, which plans to reopen the resort in 2027.

According to Beauchamp Estates, buyer demand for high-end Mexican coastal property is led by purchasers from the United States, Canada, Mexico City, and Monterrey, with additional interest from European buyers.

The agency notes that cross-border activity is increasingly supported by US financial institutions that provide mortgages on Mexican luxury real estate.

Gary Hersham, Founding Director of Beauchamp Estates, said the site offers a rare opportunity in the region.

“Bordered by ocean and large lakes, the spectacular island-style El Cuyo Estate is one of the hidden treasures of Mexico’s Yucatán coast,” Hersham said. “It allows for either a luxury residential-led resort or a private palace domain where an owner can arrive by private jet, superyacht, or helicopter.”

Kay Louise Smith, Super-Prime Sales Broker at Beauchamp Estates, noted the commercial framework already in place for developers.

“The El Cuyo Estate comes with full planning for luxury real estate and a detailed business model where the developed site is projected to yield at least 2.5 times capital invested,” Smith said.

The agency estimates individual resort villas could achieve sales values exceeding $2 million USD each based on local beachfront comparables, it says, creating early capital to assist in funding the hotel development.
