Daniel Grech secured $1.19 million for a five-bedroom family home in Woongarrah, NSW, setting a new street record after 34 days and six competing offers.
The relationship advantage
Daniel Grech had already earned his clients’ confidence before the campaign even began. The vendors had purchased through him the previous year, experiencing his negotiation approach firsthand as buyers. When it came time to sell their family home at 37 Mebbin Circuit, Woongarrah, they knew exactly who to call.
“They had their trust in me for the full campaign,” Daniel says.
“When they purchased, they saw how I negotiated and my strong negotiation skills came into play with them. So they could only trust me to sell their family home and get the best result possible.”
That trust proved well-placed. After 34 days on market, Daniel secured $1.19 million for the five-bedroom, two-bathroom house with two-car garage, in-ground pool and spa — setting a new street record for Mebbin Circuit.
Building genuine competition
Daniel’s strategy focused on two fundamentals: pricing and marketing reach. The campaign ran across Domain, realestate.com.au, the agency website, window cards and social media, with video content amplifying the property’s appeal.
The approach worked. Twelve buyers came through the door. Six submitted offers.
“We put it out to people across Australia and created the competition,” Daniel says.
The buyer who secured it was a local family with several children, drawn to the property’s layout and outdoor living spaces.
“The floor plan, the layout, the style of home, being brick, the outdoor entertainment, the pool, the spa — it absolutely ticked all the boxes for this particular buyer,” Daniel says.
The negotiation moment
With six offers on the table, Daniel used competitive tension strategically. The successful buyer needed to understand what was at stake.
“Indicating to the successful buyer that there was other competition on the table and that they may miss out on the property is what really pushed it,” Daniel says.
The unsuccessful buyers left disappointed but still active. They remain in the market, searching for similar family homes in the Woongarrah area — valuable intelligence for future sellers in the neighbourhood.
The neighbourhood context
Woongarrah is a family-oriented Central Coast suburb of established housing estates, with access to schools including Woongarrah Public School and local amenities. The area appeals to families seeking suburban living with proximity to Lake Macquarie and Central Coast beaches. Five-bedroom-plus houses in Woongarrah carry a median of approximately $1.20 million.
What it demonstrates
The campaign’s success wasn’t just about the street record. It was about the relationship capital Daniel had built. When clients experience an agent’s skills as a buyer and then trust them completely to sell their family home, that endorsement speaks louder than any marketing claim.
The vendors have made Daniel their exclusive agent for any future transactions — the kind of relationship that defines a sustainable real estate career.
