Carly Knight from McGrath Newcastle has secured a street record for 60 De Vitre Street, Lambton, selling the four-bedroom Federation house via private treaty after just 12 days on market.
The challenge
Carly Knight faced the classic agent dilemma: how do you create urgency for a standout property without burning through buyer interest too quickly? Her answer was to concentrate all activity into one decisive moment.
“We drove all inspections initially to the very first open home,” Carly explains.
“We didn’t dilute that open home prior with previous inspections and we were able to provide guidance on recent sales in the area to everybody who viewed the property.”
The strategy delivered 75 physical inspections and 208 individual inquiries within the 12-day campaign — serious buyer interest for the fully renovated four-bedroom Federation house with extra living areas, two bathrooms, and two car spaces with internal access.
The buyer connection
After that concentrated first open, Carly identified her most committed buyers and moved to private negotiations. The winning buyers had sold their Sydney home six months earlier and been living with family while searching in Lambton.
They’d missed out on several properties in the area. But this home replicated features from their previous house — touching their heartstrings and making them move quickly.
“They were great buyers,” Carly says.
“They didn’t have a house to sell. They were ready to go. The home was resplendent of features that they had had in their previous property — they could see they could do anything with this property.”
The competition story
The campaign generated multiple offers, with two immediate under-bidders who remain active in the Lambton market. Another eight to 10 serious buyers who weren’t quite at the final price point are also still searching strongly in the area.
That’s powerful intel for future vendors — Carly has at least 10 qualified, motivated buyers looking for their next Lambton home.
What buyers noticed
Inspection feedback centred on the vendors’ attention to detail. The couple had purchased the home when it was original, then completely renovated and extended it with considered design.
“The majority of people who came through the home could see the love and attention to detail that our clients had put into the property,” Carly says.
“Everybody who came through could see the thoughtful process and the care and commitment that they had to maintaining that beautiful property.”
For Lambton, where level blocks with quality Federation renovations are particularly scarce, that level of finish made the property stand out immediately.
The location advantage
Lambton’s appeal lies in its blend of Federation-era charm and modern family amenity — established residential streets with level blocks, top-rated schools within walking distance, and local shops and parks that create a village feel rare in Newcastle’s inner suburbs. Quality renovated Federation stock at this level of finish is particularly scarce in the area.
The result
The final sale price remains confidential, reflecting the discretion expected at this level of the market. But the result set a street record for De Vitre Street and stands as the highest sale in Lambton so far this year.
The vendors were absolutely delighted — particularly knowing the home was going to a family that would appreciate all their hard work on the renovation.
