The presentation strategy

Bryce’s approach centred on broadening buyer appeal through targeted improvements before marketing commenced.

“We made sure internally the owners improved carpet, paint and some of the window coverings,” Bryce said.

“This made the property move-in ready and more palatable to investors as well as owner-occupiers.”

The preparation phase paid immediate dividends when marketing launched on 8 April 2026, with the first open scheduled just three days later on 11 April.

The Goldilocks appeal

Buyer feedback confirmed Bryce’s positioning instincts.

“The property is well presented, move-in ready, close to town and presented a Goldilocks style home,” Bryce said, summarising inspection comments.

“Not too big, not too small — just right.”

That sweet-spot positioning attracted a local buyer purchasing their second property, who had a critical advantage in the competitive field.

“They had their property selling at the same time, and with an offer and acceptance on their property, they were able to move quickly and decisively,” Bryce said.

The buyer’s ability to commit without sale contingency proved decisive against multiple competing parties, with exchange of contracts occurring on 13 April — five days after marketing commenced.

The competitive field

While 12 groups attended the open home and two negotiated actively, Bryce noted additional inquiry that didn’t convert to inspections.

“Many other inquiries did not make the inspection and did not put their hat into the ring,” he said.

“Overall, some solid competition.”

The compressed timeline — marketing to exchange in five days — created urgency that benefited the vendors, who achieved their target result within the planned timeframe.
