September 11 is the first day most real estate agents actually start making money for themselves. That’s not a figure of speech, writes Michael Choi, founder of Area Specialist.

When does a real estate agent actually start making money?
A $300,000 GCI (Gross Commission Income) agent in a conventional franchise environment faces a long road before profit begins. Once GST, franchise fees, office splits, and tax are accounted for, the agent’s real earnings are far lower than they appear.

At an average daily earning rate of roughly $821 ($300,000 divided by 365 days), the typical agent must work 252 days – until September 10 – just to reach break-even, pay the $207,782 in costs for the year.
Profit only begins on September 11.
For more than eight months of the year, every sale, every late night, and every open home is effectively paying off someone else – the franchise, the office, and the tax system.
