“Obviously, presentation was important with photography,” Ron said.
“I think going with advertised price was a last-minute decision versus no price. Again, unsure where the investor interest would sit, but the price did drive over the asking price eventually.”
That transparency proved exactly right. By the following weekend, seven formal offers had come through — all from interstate investors.
Best-in process with clear deadline
Ron managed the competition through a best-in approach with a defined timeline.
“We set a deadline for the close of business on the Monday after that weekend, in order to present to the client on the Tuesday, and with no obligation to come back to seek higher offers from any of the buyers,” he said.
The winning buyer was a Queensland-based investor represented by a Sunshine Coast buyer’s agent.

The six unsuccessful buyers haven’t disappeared. Ron reports active demand continuing in the area.
“If I could get more stock in South Grafton, it would be great. I have buyers on the books,” he said.
