Macarthur principal resets price guide, sells stalled listing in seven days

Gilbert + Younan principal recalibrates vendor expectations to unlock $1.28m result

Anna Younan of Gilbert + Younan in the Macarthur region has sold a four-bedroom house in Pemulwuy for $1.28 million, following a review of a campaign that had been on the market for two months.

The turnaround came after Anna recalibrated the price guide to a more accurate $1.2–$1.3 million and personally contacted every buyer who had inspected the property during the earlier phase of the campaign.

Price reset revives buyer interest

The four-bedroom, two-bathroom family home at 29 Kalua Lane had been on the market for 61 days before Anna stepped in to reassess the campaign. By that stage, the vendors were frustrated and buyer interest had failed to convert despite eight open inspections.

“After reviewing the feedback and adjusting the price, we held a Thursday evening open home and saw immediate interest,” Anna says.

Thursday evening inspection converts to accepted offer

The revised approach generated momentum straight away, with an offer presented the same evening.

“They were ready,” Anna says.

“It was at the top of the price guide that we were quoting, which was $1.2 to $1.3 million. After being on the market for 61 days and having eight open inspections, they were ready for offers. Previously to that they had very low offers under the guide and contracts issued but no serious buyers.”

Vendor feedback highlights transparency

The vendors responded positively to the clearer communication and updated pricing strategy.

“They were really pleased with the clarity around pricing and the renewed momentum once the strategy was adjusted,” she says.

Anna says the result reinforced the importance of ongoing review and direct buyer engagement throughout a campaign.

“I think the experience and understanding price guides and accuracy, and being really transparent with the owners — including speaking to every single buyer who had inspected the home — was the point of difference.”

The contract exchanged on 23 January 2025.

Pemulwuy continues to see steady demand for three and four-bedroom family homes, with 61 transactions recorded in the suburb over the past 12 months and a rental yield of 3.4 per cent, according to market data.
