Seven days, multiple buyers, and a fireplace that sealed the deal in Mount Eliza

Vicki Sayers has sold a four-bedroom character home at 10–12 Claremont Street, Mount Eliza, for $1.65 million after just seven days on market and competition from multiple buyer groups.

Multiple buyers competed for the property across the seven-day campaign, with the successful purchasers securing it for $1.65 million. The sellers were overseas throughout.

The pre-launch tactical call

Vicki and her teammate Genevieve made the decision to start while the vendors were away for a week, reasoning that enough buyers were ready and the market timing was right.

“We had great photos that created a story with a video that allowed buyers to understand the lifestyle features of the home and its history and that it had been a family home for one family for a long time,” Vicki says.

The video and social posts went to advocates and active buyers before the first public inspection, generating early interest ahead of the campaign.

Four inspections, 30 buyers, three offers

Vicki scheduled a Saturday open, returned Sunday with interested parties, added a Tuesday evening inspection for new buyers who needed more time, then set a Wednesday deadline for offers.

Thirty buyer groups came through across the week, with three offers ultimately submitted.

“They felt that because they confidently put forward an offer, that should be enough to secure it,” Vicki says.

“We made it quite clear they were at the open, they saw the 20 other groups of people there that day, that we had multiple interested parties, and that an offer below the range wasn’t going to be adequate.”

As the deadline approached, the interested parties were made aware there was competing interest and were given the opportunity to improve their positions. The successful buyers ultimately secured the property for $1.65 million.

What buyers noticed

Vicki says the feedback was consistent: the home had charm and a lovely feel.

“It was a coastal-style family home with high ceilings, a good amount of space, good-sized bedrooms, the right amount of storage, good light and features such as a big, very tall, dramatic red brick fireplace.”

The property sat on a reasonably flat 1,394-square-metre block at the quiet end of Claremont Street, adjoining reserves with walking trails and bike paths… family-friendly positioning that appealed across all four buyer types.

The sellers’ view

The vendors loved their home and knew it was well presented, but Vicki says they didn’t anticipate the level of interest or the speed.

“They were extremely happy. They felt we gave them great emotional support, and that the two of us as a team managed to orchestrate the environment and support them through it while also having a great understanding of where each buyer’s motivation was at, so we could utilise that to get the best result.”

The Mount Eliza context

Mount Eliza sits on Victoria’s Mornington Peninsula, known for tree-lined streets, generous land parcels, and a village-style character that appeals to owner-occupiers and lifestyle buyers.

The suburb offers cafes, boutique retail, parks, beaches, and direct access via Nepean Highway and Mornington Peninsula Freeway—comparable in amenity and appeal to established bayside suburbs like Black Rock or Beaumaris further north.
