Real estate investment sales have already surpassed last year’s record, with residential transactions leading the September quarter and major commercial and industrial deals supporting activity.
Singapore’s property investment market is on track for a record year, with transaction volumes reaching S$42.4 billion (A$47.6 billion) in the first nine months of 2026, surpassing the previous annual high before the final quarter has even begun.
New research from Knight Frank Singapore shows investment sales have already exceeded the S$40.7 billion (A$45.7 billion) recorded across the whole of 2025, putting the market on course to reach approximately S$50 billion (A$56.1 billion) by the end of this year.
The figures, published in Knight Frank Singapore’s October research and reported by EdgeProp Singapore on 12 October, point to sustained investor demand across residential, commercial and industrial property, despite a slowdown in quarterly transaction volumes.
Investment sales totalled S$10.7 billion (A$12 billion) in the September quarter, compared with S$16.2 billion (A$18.2 billion) in the March quarter and S$15.5 billion (A$17.4 billion) in the June quarter.
While activity moderated from the first half of the year, Knight Frank Singapore’s interim head of capital markets, Melvin Chay, told EdgeProp Singapore he expects transaction momentum to remain healthy through the final three months.
He said the market was positioned to achieve “a new all-time record”, with several major transactions still progressing.
“As there are expectations of rate hikes leading to increased borrowing costs, parties involved in ongoing negotiations might be motivated to complete their transactions by year-end,” Mr Chay said.
Residential property emerged as the largest contributor to investment activity during the September quarter, recording S$4.3 billion (A$4.8 billion) in transactions and overtaking the commercial sector, which had led investment volumes for the previous three consecutive quarters.
Government Land Sales accounted for a substantial proportion of residential activity and commercial investment sales reached S$2 billion (A$2.24 billion) during the quarter.
Industrial property also recorded a substantial increase in activity, with investment sales reaching S$2 billion (A$2.24 billion) during the September quarter, more than double the value recorded in the preceding three months.
Public sector land transactions were a major contributor and despite limited transaction activity in the sector during the quarter, Knight Frank’s research shows hotel investment sales totalled S$1.5 billion (A$1.68 billion) across seven transactions in the first nine months of 2026.
That exceeded the S$957.2 million (A$1.07 billion) recorded across nine hotel transactions during the whole of 2025.
The findings indicate Singapore’s investment market is being supported by activity across several asset classes rather than relying on a single property sector.
With investment sales already above the previous annual record, Knight Frank Singapore’s forecast of approximately S$50 billion (A$56.1 billion) would represent another significant milestone for the city-state’s property market.
