Team strategy delivers $90,000 premium in two-week Taroomball sale

Collaborative buyer management and strategic marketing secure premium result on Capricorn Coast

Rory Wex of RMW Property Agents has secured $1,415,000 for a four-bedroom family home at 4 Bilgola Court, Taroomball, achieving $90,000 over asking price in just two weeks on market.

The property, a four-bedroom, two-bathroom house with six-car garaging, sold via private treaty after attracting over 40 buyer groups through one open home and several private inspections.

The result reflects continued strong demand across quality coastal estates, with Rory confirming he currently has qualified buyers actively looking in Sea Haven Estate above the $1 million mark.

Competitive negotiation without auction pressure

Rory said the strategy centred on qualifying multiple buyers before entering negotiations, rather than accepting the first offer.

“We didn’t want to sell to the first buyer that came through,” he said.

“We qualified multiple buyers and conducted competitive negotiation – not an auction, meaning no buyer knew where other offers stood – but with great negotiation we achieved $90,000 over the asking price.”

The result significantly exceeds Taroomball’s $849,000 median house price, according to Domain data.

Team approach drives buyer engagement

Rory credited the premium result to Team WEX, a three-agent collaboration that ensured comprehensive buyer follow-up and proactive prospecting.

“We had two sales associates and myself all collectively working with buyers to fight for the highest price,” he said.

“This ensured efficiency and nothing was missed. We also collectively prospected for buyers that have looked at similar properties to build that interest, including buyers focused on locations such as Sea Haven Estate.”

A targeted marketing strategy continued attracting fresh buyers throughout the two-week campaign, expanding competition beyond the initial database.

Vendor confidence drives process

The vendors praised the team’s control and communication throughout the sale.

“They felt it was efficient, effective, and they achieved more than what they expected,” Rory said.

“They felt comfortable that we had full control of the campaign and they could rest easy knowing we were working our hardest to get the best possible price.”

The property settled on 21 October 2025.
