Ravi Goyal adds $120,000 to The Ponds sale after presentation overhaul

Ravi Goyal has sold a five-bedroom house at 28 Angelwing Street in The Ponds for $2,020,000 after transforming its presentation following a four-month unsuccessful campaign with another agency.

The property had been listed with a top-performing local agent who attempted auction twice without result. When Ravi took over the listing, he recommended comprehensive preparation work before relisting via private treaty.

The transformation strategy

Ravi worked with the vendors to remove excess furniture, repaint throughout, replace upstairs carpet with hybrid flooring, clear front and rear yards of overgrown vegetation, and paint the alfresco flooring. The property was then professionally styled to showcase its five-bedroom, three-bathroom layout and corner block position with parkland frontage.

The impact was immediate. One buyer who had inspected the property during the previous campaign returned and offered nearly $100,000 more than their earlier bid.

“They came to the open home and they said, oh, this totally looks different now,” Ravi said.

“The feedback was pretty good.”

Four offers in 28 days

The refreshed campaign attracted 49 groups through open homes over four weeks, generating four written offers. The successful buyers were a family who had sold their Blacktown property and were looking to upgrade to The Ponds’ family-friendly environment.

The final sale price represented $120,000 more than the previous campaign’s best offer, enabling the vendors to purchase land for their dream home build.

“They were very nervous before, but then obviously at the end, they are very happy,” Ravi said.

“They have purchased the next parcel of land where they can build their dream home.”

The Ponds sits in Sydney’s northwest growth corridor with strong appeal to families seeking modern homes near quality schools. The suburb benefits from proximity to The Ponds and Stanhope shopping villages, Rouse Hill Town Centre, and Tallawong Metro station, positioning it as a lifestyle upgrade destination for buyers from surrounding areas like Blacktown.

Tailored campaigns over template approaches

Ravi’s approach centred on matching the sale method to the property rather than defaulting to auction.

“We do the tailor marketing. Not every property goes on the auction. We pick and choose which property will take it to the auction, and which to sell via private treaty,” he said.

“I’m a big believer in presentation and right marketing. And the result is there — with the right marketing and presentation, you can achieve a great outcome.”

The campaign demonstrates how strategic preparation and method selection can unlock value that generic approaches miss, particularly when an agent brings fresh perspective to a property that hasn’t found its market.
