Off-market acreage sale delivers result vendors couldn't achieve two years earlier

Priscilla Asi knew the vendors had been carrying the weight of an unsuccessful campaign from two years earlier. Their three-bedroom house on five acres in Buninyong had been on the market for months without a result.

When they decided to try again, Priscilla took a different approach: keep it off the major portals and see who responded through her own website first.

Sixteen days later, the property sold for $1,315,000 after a single inspection.

The buyers who’d missed out nearby

The story behind the sale is what makes it compelling. The buyers were a local family with three children, living about 20 minutes away and actively searching for a property closer to the schools their daughters attended.

Months earlier, they’d made an offer on another acreage property in the same street — similar land size, similar style — but lost out to another buyer.

“They’d been looking in this area for some time,” Priscilla said.

“They saw my property on our website and quickly approached me for an inspection. There was just the one-time inspection. That’s when they made an offer.”

The property they’d missed out on had four bedrooms; this one had three. But the family could see potential to convert one of the rooms into a fourth bedroom for one of their children, and the location was exactly where they wanted to be.

Transparent pricing streamlined the process

Priscilla’s strategy was built on transparency. Rather than testing the market with a range or inviting multiple offers, she was upfront with the buyers about what the vendors expected.

“The owners had a figure in mind, and they were firm on that price,” she said.

“There was no hustling and bustling because I told the buyers what the owners were expecting, and they made their offer.”

The approach worked because the buyers were ready. They’d been searching for months, they knew the area intimately, and they’d already experienced the disappointment of missing out nearby.

Buninyong is a historic township about 10 kilometres south-east of Ballarat, known for its heritage village character, tree-lined streets dating to the 1850s, and semi-rural garden settings with Mount Buninyong as a backdrop. “They just couldn’t believe it,” she said.

“There was no back and forth. They agreed to the offer on the phone as soon as I told them. They didn’t want to negotiate any further. They were happy with what they’d agreed to list the property at.”

The sale settled on 1st October 2026, closing a chapter the vendors had been carrying for two years and opening a new one for a local family who’d been searching for the right acreage home in exactly the right street.
