Palm Beach gets a ‘glow up’ with new apartment developments

The Gold Coastโ€™s Palm Beach is in the midst of regentrification, with numerous new luxury apartment developments popping up along the shoreline of the once sleepy seaside village.

Older apartment complexes are being replaced with brand new builds, cafes are setting up shop and downsizers and young families alike are looking to make Palm Beach home.

In April, Marquee Development Partners (MDP) launched La Belle Palm Beach to market,ย  and already more than 70 per cent of the 75 exclusive apartments have sold.

MDP Sales Manager Azura Griffen said Palm Beach, which is nestled between Tugun and Burleigh Waters, was hot property at the moment.

โ€œPalm Beach really has been gentrified, not only by Marquee, but by other developers as well,โ€ she said.

โ€œThere has been a massive shift with a lot of younger families moving down to that southern end of the Gold Coast.

โ€œItโ€™s so close to the beach and it has that beautiful strip of Palm Beach ocean, itโ€™s a quiet little inlet thatโ€™s about 4-5km long.

โ€œItโ€™s quite secluded.โ€

Ms Griffen said an array of amenities, including surf clubs, shops, supermarkets and more, were all within walking distance.

โ€œYouโ€™ve got a lot of new cafes and restaurants that have come into the area as well,โ€ she said.

โ€œSurfers Paradise attracts a lot of tourists, but Palm Beach has more so become a local community.

โ€œWe have a lot of schools, a couple of shopping centres and everything is really accessible within a short space.โ€

Ms Griffen said La Belle Palm Beachโ€™s penthouse collection would be released to the market later this year, but construction on the 14-level development had already started.

She said there would be 11 penthouses or sub-penthouses in total.

Residents at La Belle will enjoy amenities including a heated outdoor pool and spa, multiple teppanyaki dining bars and entertaining areas, a residentโ€™s lounge featuring a bar and billiards table.

A state-of-the-art wellness centre will offer a fully equipped gymnasium, yoga and Pilates studios, Nordic and Infrared saunas, cold plunge pools and indoor hydrotherapy spa.

โ€œThe response to La Belle Palm Beach has been extraordinary, attracting buyers not only from Palm Beach and the southern Gold Coast but also from major cities like Brisbane, Sydney, and Melbourne,โ€ she said.

โ€œThis project exemplifies our dedication to creating a residential experience that exceeds expectations and meets the highest standards of coastal luxury.โ€

Located at 332 The Esplanade, La Belle Palm Beach still has some three and four-bedroom apartments available, with prices starting from $2.995 million.

Construction is expected to be finished in the second quarter of 2026.

Queensland builder-developer 5Point Projects has also lodged a development application for Palm Shores after recently acquiring a beachfront site on Jefferson Lane for $15.8 million.

Palm Shores will comprise an exclusive collection of 16 apartments over nine levels and with a rare 20m of absolute beach frontage.

Palm Shores follows 5Pointโ€™s Ophira, another Palm Beach development currently under construction in the same lane.

โ€œPalm Beach is among the most desirable beachfront suburbs on the Gold Coast and Palm Shores affirms our commitment to delivering the ultimate in coastal living for discerning buyers,โ€ 5Point Director Damian Dove said.

โ€œOur aim is to keep it boutique, private and exclusive while capturing the very essence of the laid-back lifestyle of Palm Beach.

โ€œThe proposal we have put forward for this magnificent site is code assessable which assures buyers that we can bring this development to the market as soon as possible.โ€

Designed by Plus Architecture, Palm Shores will deliver two three-bedroom apartments per floor spread across six levels, with each of the apartments offering a north-south split.

It will also introduce two four-bedroom beach homes spanning two levels.

Each of the beach homes will have its own pool and private grassed yard facing the beachfront.

Palm Shores will also comprise two penthouses spanning two storeys, each with its own private rooftop amenities such as a pool, barbecue and entertaining area.

Shared facilities on the ground floor will comprise hot and cold pools, sauna, barbecue and entertaining zone, as well as dedicated toilet and shower facilities.

5Point lodged the development application for Palm Shores with the City of Gold Coast last week.
