Nick Papas of Agents & Co sold a four-bedroom Coogee home off-market from a single inspection day before Christmas, matching expectant parents with a mid-renovation property through strategic buyer database engagement.

A four-bedroom Coogee home at 10 Clifford Street has sold off-market in a single inspection day, with Nick Papas of Agents & Co creating buyer competition before the property was even styled.

The three-bathroom house with single lockup garage sold on 5 December despite being mid-renovation, with Nick coordinating buyers from Nick’s database of previous campaigns to view the property simultaneously.

“The vendors were very impressed by the fact that we had a sale just before Christmas, before they even had to style the property,” Nick said.

“They were mid-renovation. We had great buyers that we had met through other campaigns, and we had them all come through on the same day, showed them the property and showed them what it was going to look like.”

Creating competition through strategic coordination

Nick targeted buyers from campaigns featuring similar-style properties in comparable price points, with some bringing buyer’s agents and others accompanied by family members for immediate feedback.

The timing created genuine urgency. Buyers understood this represented their final opportunity to purchase close to Christmas and settle early in the new year.

“Otherwise, we would have been going to market early in 2026, and this would probably have been the last chance they could buy a property that close to Christmas before the year ended.”

Settlement conditions seal the deal

Two offers came in following the coordinated inspection day. The winning buyers, a couple expecting their first child, valued both the property’s location and the settlement timeline.

The buyers wanted to purchase before Christmas and settle early in the new year.

The settlement conditions proved decisive, allowing the vendors to access their funds quickly while meeting the buyers’ timeline for their growing family.

Nick credits the result to market intelligence and transparent communication with all parties.

“The main thing was just understanding what the market is doing, what the market is looking for, and us being able to show what’s happening in the marketplace to a potential buyer and where the conditions of the market are heading,” he said.

Coogee’s property market remains strong, with Domain.com.au reporting a median price of A$4.25m for four-bedroom houses, driven by the suburb’s beach amenities and lifestyle appeal.
