New build smashes Manly price record

In a record-breaking sale, a newly constructed home at Fairy Bower, Manly, is believed to have smashed the suburbโ€™s price record by $10 million, making it the second-highest sale in the history of Sydney’s Northern Beaches.ย 

The property, at 44 Bower St and designed by Madeleine Blanchfield Architects, had a guide price of $35 million and reportedly sold for a figure close to this after being on the market for just two weeks, according to realestate.com.au.

The sale was facilitated by agents Michael Clarke and Cherie Humel of Clarke & Humel, who have not disclosed the identity of the buyers. 

The luxury residence features five bedrooms and four bathrooms and was described in its listing description as, โ€œMeticulously designed by the award-winning Madeline Blanchfield Architects to fully optimise one of the finest parcels of oceanfront land in Manlyโ€™s most exclusive cul-de-sac, this brand-new state-of-the-art trophy home is unequivocally one of the finest residences ever to be offered for sale on the Northern Beachesโ€.

This sale eclipses the previous local record of $25.05 million set last year for a property across the street, also sold through Clarke & Humel. 

The highest transaction recorded on the Northern Beaches remains at $40 million for a Palm Beach property purchased by Ian Malouf in 2022.
