The Fitzgibbon home had been listed with another agent for almost three months without securing a sale. When the owners approached Monty to take over the campaign, he took a different approach — rather than immediately launching a public marketing campaign, he went back to his buyer database.

The database match

Monty had been prospecting actively in Fitzgibbon and knew several buyers who were looking in the area. One buyer stood out.

“I had previously met the buyer through my prospecting and database activity. I knew what they were looking for, so when I saw the opportunity, I contacted them directly and arranged a private inspection,” Monty said.

The buyer inspected the property and showed strong interest. Monty worked with both parties to establish whether there was an opportunity to negotiate and reach agreement without launching a full public campaign.

The buyer submitted an offer, which Monty presented to the owners. After negotiations, the owners accepted the offer at $1.26 million. The property was sold without needing a full public campaign.
