Cul-de-sac position and reserve backing were non-negotiable
The vendors had been extremely specific when selecting their block years earlier: a cul-de-sac street backing onto reserve with no rear neighbours and close to waterways. They built what is now an 18-month-old, highly specified home with three living areas and side access for future shed and pool additions.
“They built it as a forever home, but sometimes circumstances change,” Monique says.
That side access and future-proofing potential became key selling points — features that are rare in the Oak Flats market.
Every buyer arrived with the same wish list
Every inspection attracted the same type of buyer: families looking for quiet, brand-new homes in tightly held locations with room to grow.
“Everything ticked a box because it was rare,” Monique says.
“Finding a home in a really quiet location with no rear neighbours, the newness, the fact that it had future potential to put a pool or a shed — people knew they needed to act quickly.”
Two serious buyers missed out, both with matching criteria: cul-de-sac streets, proximity to water, and newer builds. All buyers needed to sell before purchasing, so the winner was the one who could move fastest.

“It’s a price that hasn’t been seen in Oak Flats for a typical street,” Monique says.
“Sometimes properties on the water or the lake will command a very high price, but not generally a home in a street that’s not on the water.”
For future vendors in the same pocket, Monique’s advice is simple: the location story is the drawcard, and the scarcity of similar homes forces the right buyers to act quickly.
