Maaz Goda has secured $1.43 million for a three-bedroom house in Glenwood, guiding a first-home buyer and retiring vendors to a premium result in just 25 days.
The competitive landscape
Maaz Goda faced an unusual challenge when listing 45 Crestview Drive—two identical properties next door were already on the market via private treaty. Rather than follow the same path, Maaz chose auction.
“There were two other properties on the market exactly the same next door to us,” Maaz said.
“They did private treaties so we decided to trust the auction process and we managed to get a buyer who felt the urgency.”
The three-bedroom house at 45 Crestview Drive backed onto the T-Way and a main road, creating traffic noise concerns. The 270-square-metre land parcel was exceptionally small for the area, where typical homes sit on blocks of similar size just for the building footprint alone.
The comprehensive marketing approach
Maaz developed a detailed four-week plan before the property went live, preparing the vendors—an elderly couple at retirement age—for every scenario including potential quiet periods.
The campaign combined premium listings on realestate.com.au and Domain with digital marketing through 23rd Street, a specialist digital firm handling Facebook advertising and website targeting. Maaz also leveraged his personal branding across Instagram, Facebook and LinkedIn, supplemented by letterbox drops and door-knocking local neighbours.
“During the three to four-week period, we had times where no one came to the inspection at all for an entire week,” Maaz said.
“Inquiries were actually coming from our digital marketing, from our own personal branding which included Facebook and LinkedIn.”
The discipline of sticking to the original plan through quiet periods proved crucial. Properties in the street typically took three months to sell.
The buyer’s journey
The successful buyer was renting in Toongabbie, a 20 to 30-minute drive away in a different region. They had missed out on multiple properties and needed something family-friendly near amenities, particularly for their child’s swimming, tutoring and the catchment zone for a specific public school.
The buyer attended the first open inspection then went silent for weeks, not responding to calls, texts or feedback requests. They re-engaged during the final week before auction—over the long weekend holiday period.
Their initial offer came in $150,000 under the vendor’s asking price.
“When a buyer is interested in a property, obviously, for them, it’s that they want to buy as low as possible,” Maaz said.
“It’s very normal for them to start at a very low price. However, if they’re making an offer or some sort of interest in the property, it means they do want the property.”
The negotiation
Over three days of negotiations, Maaz worked both sides. The buyers were concerned about market conditions and the traffic noise from backing onto the main road. But understanding their family’s educational and lifestyle needs – the child’s curriculum activities and school catchment requirements – provided the key to bridging the gap.
The property’s quality and layout suited their entry-level budget in an area where the area’s premium homes were out of reach.
The final price landed at $100,000 above the vendor’s original asking price—a $250,000 turnaround from the opening offer.
“For the vendor, she was very emotional,” Maaz said.
“They actually started crying. I ended up buying them flowers and chocolates. They were just very grateful and very appreciative that they picked the right agent.”
The buyers, after multiple disappointments with other agents and brands, were equally grateful for the clear communication and transparent process.
