Luke Higgins sold a two-bedroom Botany apartment off-market for A$1,040,000 after a single inspection, matching the property to a buyer he had been tracking through his database.
Luke had a client on a deadline and a clear idea of what they wanted.
The buyer had sold their home and had roughly six weeks to find a new one and line up settlement. Rather than wait for the right property to appear publicly, Luke kept the conversation going.
A buyer worth staying close to
The buyer was already in Luke’s database from previous work together. He tracked their search over several weeks, and they had already looked at a few apartments on Jasmine Street.
Luke said the team stayed “constantly in touch” while the buyer sold their own home. When 141/26 Jasmine Street came up, they could bring the buyer through and align both settlements.
The property is a two-bedroom, two-bathroom apartment with three car spaces. It sits on the corner of a dead-end street, directly overlooking the park across the road. The complex is also building a pool.
“It’s such a quiet street, yet it also has a lot of life,” Luke said.
One inspection was all it took. The buyer was a local moving from a neighbouring suburb.
A result that suited both sides
The apartment sold off-market for A$1,040,000. Luke said that was about A$50,000 more than similar apartments recently sold in the building.
The result also sits above the postcode 2019 strata median of A$955,000 for the January–March 2026 quarter, based on 37 sales, according to the research data.
The timing mattered for the vendors too. They are heading to Victoria, leaving the city to live on a farm again.
“It lined up really well with the timing for the vendors to get them into their next step,” Luke said.
Demand still waiting in Botany
Three buyers from the inspection are still searching. Luke said another recent sale around the corner also left a pool of active buyers.
He is now looking for the next property to bring those buyers through. For owners weighing a sale, Luke said, that depth of demand makes it a good opportunity to achieve a favourable result.
Why buyers want Botany
Botany sits about 9 km south of the Sydney CBD, with surrounding parkland, Botany Road shops and cafés, and quick road access to Sydney Airport, Green Square and the eastern beaches. Apartments make up about half of local dwellings, giving the suburb an established, suburban character close to the urban energy of Green Square.
