Investors submit 150 offers in seven-day dual-income property campaign

Final five minutes triggered deadline extensions

Louise ran three inspections over seven days—Thursday, Saturday, and the following Thursday—before setting a final bidding deadline for 5.30pm that Thursday evening.

The online system allowed buyers to submit offers up until the deadline, but the competition intensified as the clock wound down. Every time an offer came through in the final five minutes, the deadline extended by another five minutes.

“We sent every offer through to the vendor in real time, allowing them to watch the process unfold,” Louise said.

“They weren’t expecting that result—they thought it was incredible how it was managed.”

Dual-income layout and shop proximity attracted pure investor field

All nine competing buyers were investors attracted by the dual-income potential and location—directly across from shops in Killarney Vale.

Louise said the property’s income return and convenience made it a standout for the investor market.

The transparency of the buyer ranking system resonated with investors who appreciated being able to submit offers at any time and knowing exactly when the final deadline would close.

“The buyers liked the ease of the process—they could put in their offer at any time and we gave them a final time. They just said it was easy,” Louise said.

Supply shortage keeps unsuccessful bidders searching

Eight of the nine competing investors remain active in the Killarney Vale market after missing out on 3 Hume Boulevard.

Louise sees this as a direct reflection of a supply shortage in the area.

“There’s not enough properties like this available, hence the interest in this property,” she said.

“It’s an incredible market at the moment for investors. There’s a lot of people out there looking.”
