Julianne Butler has sold a three-bedroom house with a four-bay shed at 83 Tanamera Drive, Alstonville, for $1.245 million after rescuing an expired listing and matching it with buyers who weren’t initially looking for the property.
Julianne Butler faced a double challenge when she took on 83 Tanamera Drive in Alstonville: an expired listing that had been overpriced by the previous agent, and an elderly vendor who needed to sell urgently to secure her aged care placement.
The three-bedroom, two-bathroom house on 1255 square metres came with a standout feature – a large four-bay shed – but the first campaign had failed to connect it with the right buyers.
Taking a targeted approach
When the vendors came back to Julianne after their first campaign stalled, she made it clear the strategy needed to change. Rather than broad exposure, she focused on her database, identifying buyers who would specifically value the shed and the generous block.
“We needed to expose the home through open homes and send it out to a database that weren’t just seeing every other property,” Julianne says.
“This one had a large shed with four-bay car accommodation. It needed to be put out to the right people, not just every random person.”
The approach worked – but not without drama. The first sale fell through, leaving the vendor distressed about losing her aged care deposit.
“It was very hard on her, but I kept reassuring her that there were other clients out there and I was going to see this through to the end,” Julianne says.
“I made sure that I extra qualified anybody else that was going to come through.”
The unexpected match
Within three to four days of the collapsed contract, Julianne had matched the property with buyers who weren’t even looking for it.
The couple had sold their previous home and were temporarily sharing accommodation with friends while searching for the right property. They had been focused on a completely different listing when Julianne suggested 83 Tanamera Drive.
“They just couldn’t believe that this house was absolutely perfect for them, even though they weren’t looking at it to begin with,” Julianne says.
The buyers hadn’t thought they wanted a larger block, but the location – walking distance to town in a well-known street – and the extra space for their camper won them over immediately.
“The moment they walked in, I knew it was for them and I knew they were in a position where they could actually purchase it in a very short period of time,” Julianne says.
Market context
Alstonville offers a family-oriented, semi-rural lifestyle with privacy and space, appealing to both families and downsizers. The suburb’s median house price sits at $875,000, with growth of 3.3% over the past 12 months, positioning this sale well above the local benchmark.
An emotional result
The sale allowed the vendor to move into aged care without losing her placement.
“She gave me the biggest hug and almost cried. She was just so ecstatically happy,” Julianne says.
“It just makes my job so much worthwhile – I was able to help her in a way that others couldn’t.”
The campaign demonstrates how understanding a property’s unique selling points and targeting the right database can deliver results even when timing is critical and stakes are high.
