Owner-designed Wurtulla home sells $100,000 over asking after attracting 140 enquiries

Jonathan Lockyer of Henzells secured $1.91 million for a self-designed Wurtulla house — more than $100,000 over asking — after the second viewers to inspect won the keys over 140 rival groups.

The result came from a relationship-first approach and the property’s unique story. Jonathan had spent more than a year building trust with the vendors, who had purchased the land at 35 Baanya Street from Henzells 37 years earlier and designed and built the home themselves.

That personal connection shaped a campaign focused on finding buyers who would appreciate the home’s character as much as the original owners did.

The buyer connection

The buyers are a couple who Jonathan says will love the home as much as the vendors did — an outcome that mattered as much to the vendors as the price.

“The vendors were happy with the price that was offered, especially because it was only the second offer they accepted,” Jonathan says.

“They’re extremely happy that the house is going to another couple that will love the house just as much as they did.”

For the prospective buyers who made enquiries on the property, Jonathan maintained contact with them throughout the campaign, promising to notify them immediately if the contract fell through.

What drew the interest

Buyers focused on the home’s distinctive architectural character — a direct result of the owners designing and building it themselves decades ago.

The three-bedroom, two-bathroom house features a large-area garage and sits on the original Henzells land parcel from 1988. That provenance added another layer to the property’s story.

Jonathan ran a comprehensive campaign across social media, the agency website, realestate.com.au, Domain, printed brochures and DL drops, plus signage at the front of the property. The strategy was designed to reach buyers who would appreciate what made the home special rather than just its functional specifications.

The micro-market read

The $1.91 million result sits well above Wurtulla’s $1.19 million median house price for three-bedroom houses, according to Domain, reflecting both the property’s unique qualities and sustained buyer demand in the area.

“The market is still going strong in Wurtulla,” Jonathan says, adding Henzells has a significant number of people on file ready to look through properties tomorrow.
