“We already had multiple buyers who had expressed interest in buying into this complex,” John said.

“We’ve been cultivating these buyers over time, but we had also recently sold a number of apartments in the complex and had buyers who had missed out.”

Testing the market off-market

John launched with a two-week off-market campaign targeting his database before taking the property live. The strategy allowed him to gauge genuine interest levels while maintaining vendor control over timing and exposure.

“All buyers were very impressed with the high level of finish including timber floors and many built-in features,” John said.

“This buyer was prepared to pay a strong price, which represented fair value, with conditions that were unconditional,” John said.

The turning point came when they waived both the cooling-off period and finance clause — signals of genuine commitment that gave the vendors exactly what they needed.

“We knew then that they were confident and strong buyers committed to the property,” John said.

For the vendors, who were eager to move to their next chapter, the certainty proved as valuable as the price itself.
