The result came from a database-first approach after the property had been marketed unsuccessfully with multiple agents. In a suburb where 953 houses sold in the past 12 months at a median of $670,000, the off-market strategy delivered one of Truganina’s highest-priced sales.

“The buyer who bought this property came to one of our other properties that was already under contract,” he says.

“We work very closely with all our buyers. Every single buyer and owner gets director-level attention. That’s one of our unique selling points.”

The approach contrasts with high-volume models. Jerry says the team deliberately limits the number of listings to ensure quality outcomes.

“We want to give every owner and buyer a very good experience,” he says.

“That’s why we choose to work with a limited number and get good results. Based on that, we have continuous referrals and a lot of clients coming because of those results.”

Beyond database management, the team employs flexible viewing times to accommodate buyers’ schedules.

“We do understand Saturday is a busy time and buyers might have kids’ sport or other weekend commitments,” Jerry says.

“So we try to do Sunday opens. We’re also very high on social media reach.”
