The result came from an ‘interest above’ pricing strategy set at $789,000, which drew 14 contract requests and five written offers in a suburb where the median four-bedroom house value sits at $756,000 according to Domain data.
Jason says the approach addressed limited comparable sales in the area while creating clear buyer expectations.
“The strategy on this one, because there were lower sales in the suburb, was to do an interest above approach,” he says.
“We were drawing a line in the sand with a figure and then taking offers above that figure which was interest above $789,000.”
Contracts issued
The four-bedroom, two-bathroom house with double lock-up garage attracted significant buyer attention, with Jason issuing 14 contracts during the seven-day campaign.
Five written offers followed, with a family purchasing the property to occupy.
“It was for a family who were moving into the property, so it was a little bit of location as well as the elevated breezes,” Jason says.
