Jason Kiprovski pivots before auction to secure premium result in challenging East Ryde market

Jason Kiprovski has secured $2.2 million for a three-bedroom house at 38 Long Avenue, East Ryde, after reading buyer signals and pivoting to pre-auction negotiations when three parties competed in the final week.

The property presented both opportunity and challenge — a 689-square-metre block with development potential, but also a sewer line running through the backyard that needed to be addressed upfront.

The five-week campaign

Jason ran a targeted five-week auction campaign designed to attract two distinct buyer profiles: developers eyeing the land opportunity, and young families looking to renovate the brick home.

“We were upfront about the sewer line challenge from day one,” Jason said.

“That level of transparency builds trust, and it meant serious buyers could do their due diligence properly.”

The strategy worked. By the final week, three buyers were actively competing — a developer, a renovation-focused family, and a local buyer who had previously lived in East Ryde.

Reading the buyer signals

It was the local buyer who showed the clearest intent. Multiple inspections. Undertaking detailed due diligence. All the behaviours that signal a serious buyer in this market.

“They really wanted the property,” Jason said.

“They knew the area, they had a clear plan for a knockdown-rebuild, and they were doing everything right.”

Rather than push to auction and risk losing momentum, Jason made the strategic call to open pre-auction negotiations.

“We read the play on the buyer interest, and it was a joint decision to discuss offers prior to auction,” he said.

The final round

Jason gave all three buyers a fair opportunity to submit their best offers, then created a final round of competition. The local buyer secured the property, and the vendors, who had been nervous leading up to the auction, were relieved and happy with the outcome.

The result was approximately 10% above comparable properties selling in the area during the same period, reflecting both the property’s potential and the strength of Jason’s negotiation and marketing approach.

The East Ryde market

East Ryde sits in an established residential pocket characterised by detached homes on large blocks, with access to Lane Cove National Park and Sydney CBD roughly 9–12 kilometres away. The suburb appeals to long-term owner-occupiers and families, with about 10 parks covering approximately 39% of the area and proximity to Ryde East Public School and Hunters Hill High School catchments.

What worked

For Jason, the campaign demonstrated that a clear marketing strategy, targeted buyer engagement, and the ability to read the room still deliver premium results — even in a challenging market.

“Following our proven process, a clear and defined marketing strategy with strong marketing towards the buyers we know would suit the property will achieve a good outcome,” he said.

“The five-week campaign allowed us to collect more buyers for the property, and our negotiation skills really brought it together.”
