Jake Tidmarsh has sold 10 Wattle Street, Campbelltown, for $937,500 in just five days via private treaty, securing an unconditional offer from a family competing across multiple properties.
Jake Tidmarsh from Fox Real Estate approached the campaign for 10 Wattle Street knowing the three-bedroom house on 646 square metres would appeal to families seeking space and renovation potential. What he didn’t anticipate was how quickly the right buyer would emerge — or how many other agents would be competing for the same purchaser.
The property went under contract on 9 June after just five days on market, with Jake securing an unconditional offer from a family who had been actively viewing multiple properties across the area.
The competition for one buyer
The successful purchasers weren’t just interested in Wattle Street — they were serious contenders across several campaigns, with other agents working to secure their commitment. Jake’s approach was built on responsiveness and transparency.
“I was speaking to the eventual buyers not long after the first open that evening and then the next day and the day after,” Jake said.
Those daily conversations created trust. The buyers shared their situation, their budget constraints, and their timeline. Jake matched that openness with clear guidance on where his sellers needed to be.
“I was clear from the start with the buyers what the owners’ expectations were so that we didn’t waste anyone’s time,” he said.
That transparency paid off when the buyers committed to an unconditional offer — removing finance and building inspection conditions to strengthen their position.
What the family saw in Wattle Street
The buyers were a family seeking a home they could move into and progressively renovate. The 1960-built house offered the right combination — solid double brick construction, five car spaces including a garage and four off-street parks in the driveway, and a generous land holding in an established pocket close to schools, parks and the River Torrens trails.
“The property suited their needs. It was a family home that they wanted to move into and renovate, so it ticked a lot of their boxes,” Jake said.
While the unconditional terms were attractive to the sellers, Jake still negotiated the buyers up from their original offer to meet his clients’ expectations.
“Although it was unconditional, that was a big plus, but we still had to negotiate a little bit to get them to where our owners were happy,” he said.
The Campbelltown advantage
Campbelltown sits in Adelaide’s eastern suburbs, offering family homes on generous land parcels at accessible price points. The suburb appeals to buyers seeking renovation opportunities with strong bones — double brick construction on level blocks close to Linear Park, the River Torrens trails, and Campbelltown Shopping Centre. Comparable properties in nearby Rostrevor and Magill typically command a premium for their hillside positions, making Campbelltown’s flat, established streets attractive for young families and investors.
Jake sees consistent demand for this type of stock.
“What I noticed is there was good demand for a family home on a good piece of land. People were happy to do a bit of renovation, but also there were people that wanted something that was kind of ready to move in,” he said.
“You get a good chunk of land and a good strong lot of double brick homes for an affordable price and enjoying everything that Campbelltown has to offer.”
Working with responsive sellers
The five-day timeline only worked because Jake’s sellers trusted his guidance and were willing to make strategic decisions quickly.
“My sellers were very responsive and they listened to my guidance. We worked together and we worked through all the possible scenarios,” he said.
“We came to the conclusion that this is a really good offer. We could hold out and see what else is out there, but there were some downfalls to doing that.”
That collaborative approach — combined with daily buyer communication and transparent expectations — delivered certainty for both sides in under a week.
