Buyer's six-year memory drives $2.75m Canungra acreage sale

Jake Albertson has sold a four-bedroom luxury acreage property at 969 Lamington National Park Road in Canungra, Queensland, for $2.75 million via private treaty after 90 days on market.

The campaign succeeded because Jake let the property’s transformation tell its own story — and because the buyer had witnessed that transformation firsthand.

The buyer who remembered

Penny, a Gold Coast resident, had seen the property six years earlier when vendors Shane and Sonia first bought it. Back then, it was run down. When it came to market this time, she saw what they’d achieved — a luxury renovation matched to quality acreage infrastructure — and the emotional connection was immediate.

“She had this deep emotional connection to the effort the current owners have put into the property in bringing it up to where it is today,” Jake said.

“She absolutely fell in love with that.”

Penny inspected in the first week but took six to eight weeks to return multiple times with family members before making her first offer. Once she committed, the negotiation moved quickly — signed off within a week from first offer to unconditional.

Buyers commented most on the combination — seeing such a high-end house renovation on acreage that matched rather than disappointed.

“It was really the combination of the two together and the absolute 10 out of 10 immaculate presentation at all times of the sales campaign,” Jake said.

Six years of trust

Shane and Sonia had met Jake six years earlier when they were buyers at one of his open homes. They missed that property and bought the Canungra acreage as their second option. They stayed in touch.

Six months before listing, they called Jake to see the property and provide final renovation advice. No other agents were approached.

“We had already built that trust and rapport where there was no other agents that got called out to appraise the property,” Jake said.

“Every property is unique and it’s not something that one size fits all,” he said.

“With acreage, you need an agent that’s experienced in that field and also experienced in the sense of knows how to build rapport with buyers and trust to ultimately pay the highest dollar the property could be worth.”
