Pre-sale refresh draws multiple offers for Indooroopilly apartment

Jack Dixon sold a two-bedroom, two-bathroom, two-car apartment with courtyard on Station Road, Indooroopilly, for $860,000 via private treaty in 21 days, with multiple offers within three weeks.

Jack’s advice to the sellers of a Station Road apartment was simple: spend a little before you list and let the first impression do the work.

A modest refresh before launch

The sellers took the advice. Before the two-bedroom apartment went live, they upgraded the lighting, replaced the flooring, painted throughout and tidied the courtyard.

The brief was cost-effective, not extravagant. The result was photography and a first impression that Jack described as first-class.

His reasoning came from what he is seeing across the market.

“We have been finding in this market, buyers are looking for move-in ready property.”

Inspections that built urgency

About 12 buyer groups came through over the three-week campaign. Jack said the turnout created urgency, and multiple offers followed within the same period.

The sellers achieved $860,000 on a relatively clean contract. They were extremely happy with how quickly it came together.

An investor from Far North Queensland

The buyer is an investor living in Far North Queensland, who wanted solid yield in Brisbane’s western suburbs. Jack said investors have been rare in the current market.

The buyer is very happy, and Jack has already found a tenant for the apartment.

Why the Station Road pocket works

Indooroopilly sits about 6–8km west of Brisbane’s CBD on the river, and the Station Road pocket has a convenient, urban feel. Like much of Brisbane’s inner west, it mixes character homes, older walk-up units, townhouses and newer apartments.

The apartment is a short stroll from Indooroopilly Shopping Centre and close to the railway station and bus services. It also falls within the Indooroopilly State School and Indooroopilly State High School catchments.

Jack said that suits two groups in particular. First-home buyers want quality amenities on their doorstep, and investors find properties here rent well.

What it means for the next seller

The buyers who missed out have not gone away. Jack said many are still searching for well-renovated boutique buildings in the inner western suburbs.

His advice to anyone listing soon is to present the property well, because move-in ready homes are what buyers are chasing.
