Imran Hamidi has set a building record at Earl Court in Potts Point, selling a one-bedroom Art Deco apartment for $580,000 after attracting 115 buyers in 28 days.
The challenge was speaking to two completely different audiences — first-home buyers drawn to village lifestyle, and investors chasing yield in a tightly held pocket. The conversations couldn’t be the same.
“The conversation that you have between the two different groups is extremely different,” Imran said.
“You have to build a relationship with the prospective purchasers and find out what their needs are and cater to that.”
The buyer who moved fast
The successful purchaser was a local first-home buyer already living in the area. Imran had first met them at a different one-bedroom apartment in Darlinghurst, and knowing their needs, Imran offered a private inspection at the Earl Court apartment.
“They understood what they wanted. As soon as they saw it, they moved very quickly to secure it,” Imran said.
The buyer saw the property as a two-year hold before upgrading — exactly the kind of entry-level opportunity that’s driving first-home buyer activity across Potts Point right now.
Virtual styling and drone strategy
With the vendor based in regional Australia and conscious of marketing expenses, Imran opted for virtual styling rather than physical staging.
“Given the owner’s budget and the fact that the property was vacant, we opted for virtual styling,” he said.
“You need to ensure that the property is still shown in the best light while the images are still high quality and do not look computer generated.”

“They’re trying to lock in their property purchases now at the current rates.”

The three-year relationship
Imran had sold another apartment in Earl Court back in 2023. The vendor of unit 16 had been at that campaign, and the relationship stayed warm.
“We met the vendor then and they had been contemplating selling ever since. We kept the relationship going,” Imran said.
When it came time to sell, the vendor — living in regional Australia — chose Imran based on that earlier result.
The $580,000 sale delivered a building record for a one-bedroom apartment in Earl Court, validating the patient relationship-building approach.

“The current market is perfect for selling in if you make things easy for the buyer,” Imran said.
