Imran Hamidi has sold a one-bedroom apartment at 69/6 Stanley Street in Darlinghurst’s St James building for $580,000 via off-market in just 48 hours, but the groundwork was laid weeks earlier.
The sale came together so quickly because Imran had already worked with 286 buyers during the campaign for apartment 50 in the same building, which sold for $533,000. When apartment 69 became available, he knew exactly who to call.
“We married up the best three buyers from that campaign with this property and were able to get interest immediately and an offer straight away,” Imran says.
The successful buyer was the direct underbidder from the previous sale — someone who had missed out once and was eager for another opportunity in the building.
What made this apartment worth more
Apartment 69 commanded a $47,000 premium over the earlier sale for specific reasons. It sits several levels higher on level six, occupies the northwest corner, and offers city views with abundant natural light.
The buyer, a local inner city resident seeking CBD proximity for work and lifestyle appeal, had also inspected apartment 98 in the building but found the floor plan didn’t suit their needs. That process gave Imran a clear understanding of their requirements.
“This property was well appointed with a lot of natural light and in a fantastic location in the building,” he says.
The vendor’s perspective
The owner had updated the floorboards and bedroom carpet in preparation for a public campaign. Photos and video were completed on the Wednesday, but by Friday, Imran had secured offer and acceptance.
The marketing collateral was never used.
“The vendor was extremely surprised at how quickly we were able to identify and work with buyers for their property,” Imran says.
“They were over the moon that they didn’t have to go through the stress of a full sales campaign.”
What the building activity reveals
The St James building sits at the heart of Darlinghurst’s Stanley Street precinct, a vibrant inner-city pocket known for its Art Deco architecture and proximity to Hyde Park and the CBD.
