Off-market townhouse sale proves the power of buyer matchmaking in Woy Woy

Francois Duverge has secured a $940,000 off-market sale for a four-bedroom townhouse at 15 Allfield Rd in Woy Woy after using another property in the same complex to identify the perfect buyers.

The sale demonstrates how deep market knowledge and strategic property presentation can create opportunities before they reach public listing. Francois matched buyers who loved quality but needed a different layout to a property that hadn’t been advertised, delivering a premium result while saving the vendor marketing costs.

The lead generator strategy

Francois had Unit 3 in the complex professionally styled and marketed with high-quality photography to maximise inquiry. The decision to style the open-plan layout proved critical.

“If that property wasn’t styled, it was hard for buyers to visualise how you can make it nice,” Francois said.

“The fact that we styled it professionally made such a big difference. Buyers could see how to put furniture — how to visualise the furniture in reality.”

The campaign generated strong buyer interest, but what buyers commented on during inspections revealed an unexpected opportunity.

What buyers noticed

Visitors to Unit 3 consistently praised the quality, finishes and inclusions throughout the complex. The professional styling successfully demonstrated how furniture could work in the open-plan space.

But not everyone was convinced by the layout itself.

A young local couple came through Unit 3 and connected with the quality of the development, but the open-plan design wasn’t quite right for their needs. Francois recognised the disconnect immediately and introduced them to Unit 2 the same day — a property with a separate living area that hadn’t been advertised yet.

“They liked the quality and finishes, but weren’t fully convinced by the open-plan layout,” Francois said.

“When I showed them Unit 2, which was a different layout with a separate living area, they just fell in love with it.”

The perfect match

The buyers, who had been searching for a while, committed to Unit 2 on the day of the introduction. The four-bedroom, two-bathroom townhouse with single garage went under contract on 13 March 2026 for $940,000.

The vendor was delighted with the outcome, which exceeded expectations while avoiding the cost of launching a full marketing campaign for the second property.

“We managed to secure a great result exceeding his expectations,” Francois said.

“We achieved a sale without launching a full marketing campaign for Unit 2. That was very positive for him.”

A waterside peninsula lifestyle

Woy Woy sits on a peninsula gateway to the Central Coast, about an hour north of Sydney, offering a relaxed waterside lifestyle with reliable connectivity and proximity to shops, train station, and waterfront. The area combines coastal appeal with practical amenity access, positioning it between Sydney’s urban intensity and the region’s more remote coastal pockets.

The strategic insight

For Francois, the sale reinforced a core principle about how results are actually created in real estate.

“Great results don’t just come from marketing one property,” he said.

“They come from understanding buyers and matching them to the right opportunity.”

The approach — using Unit 3 as a lead generator with strong presentation and marketing, then leveraging inquiry to introduce Unit 2 and matching the right buyer to the right product based on layout preferences — delivered a premium result while saving additional marketing costs.

For property owners in Woy Woy considering their options, the lesson is clear: success often comes from understanding what buyers really want and making the perfect match before a property ever reaches public listing.
