Daniel Watt has sold a four-bedroom home at 35 Geering Street in Gerringong for $2.575 million after a five-week expressions of interest campaign generated four offers from a diverse buyer pool.
Daniel Watt knew the property at 35 Geering Street would attract attention, but the real question was whether a slow market would dilute the competition he needed.
The two-storey brick home built in 1980 sits less than 200 metres from Gerringong’s patrolled surf beach — a location Daniel describes as “the best of Gerringong” for its level access to sand, coffee, and a lifestyle that locals grow up around.
“The rarity of the property drove our strategy,” Daniel says.
“These properties are so few and far between that we knew buyers would have to move when the opportunity presented itself.”
The five-week campaign
Daniel structured a five-week expressions of interest campaign to give serious buyers time to inspect and position themselves while creating clear competition pressure. The approach generated 94 buyer inquiry leads across six open homes, with 26 inspections converting into four formal offers.
The buyer pool was notably diverse — builders considering a knockdown rebuild, developers assessing potential, and families from Sydney and Canberra looking for the lifestyle Gerringong offers.
“We had interest from local buyers, interstate buyers, people who wanted to live in it as it was, and others who saw it as a future dream-home site,” Daniel says.
“Everyone saw the opportunity. Ultimately, the buyers who were best positioned to move quickly and unencumbered had the advantage.”
The buyer who moved fastest
The successful buyer was a local family upsizing within Gerringong — people who understood the value of the dress-circle location and had the vision to see past the existing four-bedroom, two-bathroom house to their long-term plans.
“They knew this was their opportunity to move into a part of Gerringong that offers level access to the beach and an absolute dress-circle location,” Daniel says.
“They saw it as their chance to build their dream home down the track.”
With four offers on the table, it was the local buyer’s ability to move quickly and decisively that secured the property. The sale exchanged unconditionally on 3 September 2026 after 50 days on market.
The Gerringong insight
Gerringong sits on the New South Wales South Coast with a relaxed, low-traffic coastal character that draws both local families and sea-change buyers. The property’s location in the dress-circle precinct — level walking access to the beach and morning coffee — positions it well above the suburb’s $1.5 million house median, reflecting the premium buyers place on proximity to the surf.
For Daniel, the campaign confirmed a broader market read that contradicts the slowdown headlines.
“Quality and the best locations in town are a much stronger driving force in this market than anything else,” he says.
“There is demand for quality locations, even in a market slowdown.”
