The private treaty sale settled after 38 days on market, with the three-bedroom, two-bathroom house attracting multiple offers from buyers drawn to its combination of low-maintenance presentation, three-car accommodation, strong street appeal, and proximity to beaches and shops.
Move-in ready appeal draws family buyers over investors
The successful buyers were a local couple purchasing their first house and moving up from apartment living. They were drawn to the property’s private outdoor space and move-in ready condition — two features that proved decisive.
“They were a nice local young family moving from a unit into their first home,” Chris said.
“There was minimal work required in renovating. It offered a nice private oasis and it’s still moments to everything — close to the beach, close to the shops, which is what they’ve enjoyed in the apartment they’re coming from.”
The campaign also attracted interest from investors and younger families seeking more yard space, though some passed due to the outdoor area not quite meeting their requirements.
Vendor trust unlocks upper-range result
Chris appraised the property between $1.45 million and $1.5 million, then set a price guide of $1.45 million to $1.55 million. The approach landed the sale at the upper end of the original appraisal range.
“The home was beautifully presented, photographed well — the owners trusted me with the process and we priced it accordingly, and the market did see value,” Chris said.
The vendors, who are downsizing to enable more travel, were pleased with both the result and the campaign process.
Chris said the vendors felt comfortable throughout and were ecstatic with the outcome. They are now looking for something they can lock up and leave with ease as they shift their focus to travel.
