The preparation strategy that generated multiple offers
The house itself was in rough condition. But Byron saw past the drawbacks to what buyers would actually want: over 1,000 square metres of development-zoned land, two doors from Golden Square Woolworths, with cathedral views.
“I had very strong confidence in the property from the outset,” Byron said.
“Even though it was in rough nick, the location and the quality positioning gave me the utmost confidence that there was a deal to get done.”
Byron’s confidence came from understanding what the current market demands: not rushed campaigns, but strategic preparation.
Off-market as preparation, not shortcut
Rather than rushing to launch, Byron recommended a two-week off-market period. During that window, he refined the marketing materials, briefed buyers’ agents and investors about the property, and built a pool of interested parties before the listing went live on the portals.
“Something I always say to my vendors is — best case scenario, we get an absolutely phenomenal offer off market and you don’t have to pay the marketing fees,” Byron said.
“But the off-market period for me is about making sure everything’s perfect when the property is presented to the public. No spelling mistakes in the write-up. Photos of good quality. Cross all my T’s, dot all my I’s.”
That preparation delivered. By the time the property launched publicly, Byron had already secured five off-market offers. Once live, additional offers came through in a market Byron describes as “really tough”.
What buyers actually wanted
At inspections, buyers weren’t commenting on the house. They were measuring the block.
“The buyers that came through realised they’re probably either going to knock it down or build a bunch of townhouses or develop on the lot,” Byron said.
“They loved the overall block size of over 1,000 square metres. They loved the central location. They loved that it was two doors up from Golden Square Woolworths and they absolutely loved the views of Bendigo Cathedral.”
The final buyer — a developer Byron describes as a “super lovely bloke, super easy to work with” — secured the property after 30 days on market. The campaign attracted over 20,000 views on social media and more than 2,000 video views.
A very happy vendor
Byron’s vendor — who’s relocating to Queensland — was thrilled with the outcome.
“He was absolutely blown away,” Byron said.
“It was more than what he expected. He loved how easy the process was. I was calling him every single step of the way, checking in, keeping him in the loop.”
That communication approach has built a relationship that extends beyond settlement. Byron and his former client now call each other for casual conversations — the kind of ongoing connection that signals trust earned during the campaign.
