Hide-and-seek video and friend referrals seal $2.11m Macmasters Beach cottage sale for Baraka Leporte

Baraka Leporte has sold a beautifully restored 1940s cottage with detached studio at Macmasters Beach, NSW, for $2.11 million after a targeted video campaign and local networking overcame buyer hesitation about the area’s remoteness.

The five-bedroom, three-bathroom property at 2 Warri Crescent launched on Boxing Day and sold unconditionally on 1 April 2026 after being passed in at auction, with 97 days on market.

Baraka’s challenge was clear from the start: showcase not just the cottage’s character, but the lifestyle that comes with it.

The video that started the journey

“We wanted to showcase the best of the character of the cottage, so we did an engaging and emotively connective video with a family playing hide and seek in all of the different rooms, and then we took them down to the beach to showcase the lifestyle,” Baraka said.

“We geographically targeted places in Sydney where we know a lot of our buyers will come from — the Lower North Shore and the inner west — and ended up with a buyer from Five Dock.”

The video strategy worked immediately. The listing became the most viewed in Macmasters Beach during its opening weeks on realestate.com.au, creating momentum that would eventually pay off months later.

The buyers who needed convincing

The successful buyers, a couple from Sydney’s inner west suburb of Five Dock, saw the property when it first launched but weren’t ready to buy. They sold their own property and returned, but initially felt Macmasters Beach was too isolated.

They explored alternatives — Terrigal and Avoca felt too busy and commercial, while another property in Kilcare Heights seemed disconnected from the beach and community.

What changed their mind was a combination of research and personal connection. The couple had friends with a beach house in Macmasters Beach who spoke about the property over dinner.

“I actually know their friends as well, so I gave them a call and said it would be really lovely for this couple and I think it really suits them,” Baraka said. “It was a bit of a team effort.”

Being able to walk to the surf club and beach — just 600 metres away — and hear the ocean ultimately sealed the decision.

The location advantage

Macmasters Beach is a tightly held coastal pocket on the Central Coast, characterised by restored 1940s cottages blending heritage charm with modern luxury amid bushland and dramatic coastline. Properties in the Warri Crescent area typically feature high ceilings, natural light, and bushland vistas with ocean glimpses, offering a relaxed alternative to busier coastal centres like Terrigal and Avoca further south.

Patient vendors, strong outcome

The property was passed in at auction on a vendor bid with two registered parties, one of whom couldn’t participate and another who developed cold feet. Baraka then worked with the interested buyer through post-auction negotiation over several weeks.

The vendors’ patience was supported by strong holiday rental income during the campaign, with guests drawn to the cottage’s nostalgic appeal.

“There are fewer active buyers pulling the trigger at the moment, so it does take a little bit more to find that right buyer and create the urgency to get the deal across the line,” Baraka said.

“However, this was a great price and still showcased an amazing result. Presentation is key — paying attention to the one percenters and the final detail is what’s going to achieve you the best possible outcome.”

The forward view

Baraka’s advice for anyone considering listing in Macmasters Beach is to look past the headlines.

“Whilst there is a lot of doom and gloom in the marketplace, it’s really important to proactively find willing and keen sellers and willing and keen buyers, because the results are still very strong and there is still very good momentum in this market.”
