Australia’s only two-storey beach box up for grabs

What’s believed to be Australia’s only two-storey beach box is up for grabs on the Mornington Peninsula, boasting exclusive water views out to the city skyline.

The “beach lovers delight” at 35 Hawkers Beach, Mount Martha, sits on the water’s edge and while the property has no bedrooms or bathrooms, the location is arguably as good as it gets for people seeking an escape from the city.

Selling agent Darren Sadler, from Woodards, said these types of properties didn’t come along very often.

“This is a once-in-a-lifetime opportunity,” Mr Sadler said.

“This beach box is a one-of-a-kind.

“Not only is it double storey, but it has amazing, spectacular views of the city skyline.”

Mr Sadler said that a double-storey beach box was incredibly rare.

“We don’t think there’s another two-storey one that we can find,” he said.

“The owner is confident that there isn’t another double-storey one, so it is pretty different in that respect.”

According to Mr Sadler, these types of properties are sold with a 99-year lease, but otherwise, the marketing campaign is still based around building as much exposure as possible to buyers right across the state.

“The contract is fairly different, given it’s a license agreement and you don’t technically own it.”

“But there’s no real difference in marketing it. 

“It’s just about capturing that attention and getting people through it so they can see the value in it.”

He said that other beach boxes in the area had sold for about $600,000 to $650,000, but they were closer to Mount Martha.

“The other locations have been slightly better, but it depends on what you want to use it for,” he said.

“If you’re after something that’s a little bit more private and you’re really into your fishing, then this is probably the one for you.

“You can fish off those rocks and if you have a kayak, there’s a little boat ramp about 50m away, so you could launch your fishing kayak into that little reef that’s there. 

“There’s some really good fishing and spearfishing in that little location for squid, snapper and whiting and all sorts in that little reef.”

Mr Sadler said that the location was incredibly special and so far there had been plenty of interest from potential buyers.

“Whether you want to relax by the water listening to the blissful waves of the magnificent bay, or fish off the rocks this beach box is definitely a beach lovers delight,” he said.
