Auction action: Brisbane agent to hold 15 auctions on one weekend

A Brisbane agent looking to make the most of tight stock levels and an excess of buyers is taking the unusual step of running 15 auctions on one weekend.

This Saturday and Sunday, January 29 and 30, is going to be a busy one for Harcourts Solutions agent Rochelle Adgo, with 15 of her listings going under the hammer onsite.

“I know that January has low stock levels and people want a bit of a break over Christmas, so my strategy was to list these properties prior to Christmas and then bring them all on in January,” Ms Adgo said.

“Statistics show us that January is the busiest time in terms of traffic on the portals like realestate.com.au… and one of the reasons it’s so busy is people are sitting at camping grounds on their phones. So I felt like these properties were going to get great exposure.

“At the moment, there’s so many emotional buyers out there, but there are low stock levels. The strategy behind the event is competition.”

The properties going to auction cover a range of price points and suburbs, from the five-bedroom family home at 10 Bel-air Crt, Ferny Hills, to an updated three-bedroom cottage at 46 Glen Retreat Rd, Mitchelton.

There’s also an elegant, two-storey townhouse at 28 Lincoln Cres, Upper Kedron, and a poolside oasis at 65 Lislane St, Ferny Grove.

“I chose properties where the buyers were committed to the selling process,” Ms Adgo said.

“We wanted to sell these properties with a strategy of creating competition with the buyers and you can’t always do that if you’re selling in the first two or three days.”

Logistically, Ms Adgo said she couldn’t have the super auction weekend without the support of her team and that of the Harcourts Solutions leadership team, including founding director and her business mentor Martin Millard.

She said all of the auctions would be held onsite, with two strong teams to help set up and finish the auction process.

“I’ve got a pack-down A Team and a pack-down B Team, as well as sales associates that will be on Team A and Team B,” Ms Adgo said.

“The auctioneer will be tuning up on the hour and I will be tuning up on the hour. So as far as logistics goes, they’re only really happening every two hours.”

Harcourts Head of Auctions Christian Hamilton said the super auction weekend was unprecedented.

“Offices or agencies conduct super auction weekends, but I have never seen an agent individually hold 15 auctions across one weekend,” he said.

“Auction is undoubtedly the best way to transact real estate in 2022. Driven by high buyer demand and low stock levels, there is immense urgency amongst buyers and a real competitiveness in the market.

“The auction process leverages this, allowing sellers to amplify the urgency and competition on auction day.”

Ms Adgo said she was confident of achieving “many successes” on the weekend, not just in selling her vendors’ homes but working together as a team and as a brand.

“We have Harcourts Solutions and Harcourts Queensland supporting us in many ways, including providing additional marketing resources for our sellers and logistical help throughout the weekend,” she said.
