The rapid result came from withholding the advertised price for the first week while deploying premier digital listings and targeted database outreach – a strategy that created urgency and drew 10 offers from 33 open attendees.
The single-level property features four bedrooms, two bathrooms and a double garage.
Creating competition through strategic marketing
Anna launched the campaign on a Monday with no advertised price, building momentum toward a Saturday open that attracted 33 attendees.
“We did our normal social media, realestate.com.au premier listing and database work,” Anna says.
The approach resulted in 10 offers and approximately five contracts issued during the seven-day window.
The final sale came down to two buyers, with the winning offer determined by both price and settlement terms.
“The owners needed a delayed settlement until March 2026 and that suited the two buyers that were the last ones standing,” Anna says.
Navigating unexpected challenges
The sale required careful management during the cooling-off period when moisture was detected in walls in two bathrooms.
Anna worked closely with the vendors – who were selling after 25 years in the home – to interpret buyer requirements and arrange waterproofing certification.
“The owners really did rely on us being able to interpret what the buyers needed,” Anna says.
“It came down to really understanding what we needed to do to get a waterproof out there. That was the big difference for them and they have said that they couldn’t have thought about that on their own.”
The vendors highlighted communication and problem-solving as key factors in successfully completing the transaction.
Mount Annan’s housing market shows strong demand, with active turnover across different property types. The suburb’s median apartment price sits at $1.29 million with a rental yield of 3.2 per cent, according to recent market data.
