Klemich Real Estate partner recognises buyer intent early and negotiates swift settlement for eastern suburbs vendor

Brenton Milewski has sold a four-bedroom executive home in Frewville, Adelaide, for $2 million after just 10 days on the market, with his vendor describing him as the most professional agent they have worked with.

Brenton knew early in the campaign that timing would determine everything for his Frewville vendors.

The four-bedroom, two-bathroom executive home at 52 Flemington Street had drawn interest from established couples, many attracted by the area’s highly regarded schools. But when an offer arrived from newlyweds who had been searching the market for some time, Brenton recognised the moment to act.

“We were of the view that if we didn’t secure the deal with these people, they might go off and buy another property,” Brenton said.

“So we chose to deal directly with them early in the process and closed off the Expressions of Interest to negotiate with this one particular offer.”

The strategy delivered a $2 million result in just 10 days – and a vendor who described Brenton as “the most professional agent” he had worked with.

Understanding what buyers valued

The two-storey home with two car spaces offered more than generous proportions. The purchasers were drawn to the property’s proximity to the Frewville shopping centre and public transport, but it was the established gum trees surrounding the home that sealed their decision.

“Some might have viewed them as a negative, but they really liked it,” Brenton said.

“The trees gave the property a beautiful feel, along with the landscaping the developer had chosen.”

A suburb with enduring appeal

Frewville, in Adelaide’s leafy eastern suburbs, draws comparisons to Melbourne’s Malvern for its established streetscapes and proximity to prestigious schools including Glenunga International High School. The suburb attracts affluent families and professionals seeking a tranquil, green environment with easy access to the city.

Creating urgency without pressure

Brenton’s approach centred on matching genuine buyer motivation with vendor expectations. The purchasers had inspected other properties in the area but felt this home was right for them.

“We did have a sense of urgency around the property,” Brenton said.

“We wanted to negotiate a deal which would make it happen for them.”

The settlement date was confirmed for 15 December 2025.
