Television host and producer Ryan Seacrest has cut the asking price on his sprawling Napa Valley estate by more than US$2 million as the property approaches two years on the market.
The 40-acre compound in St Helena, California, is now listed at US$19.8 million (approximately AUD$31.5 million), down from its original US$22 million asking price when it first hit the market in mid-2024.
The property comprises an 8,650-square-foot main residence with three bedrooms, a 1,200-square-foot two-bedroom guest cottage, and a 900-square-foot pool house.

Ryan purchased the estate in 2020 and subsequently undertook a renovation project completed in 2023-2024.
The renovation aimed to modernise the main house, which was originally built in 2004, moving away from its rustic Tuscan-inspired aesthetic toward a more contemporary, minimalist style.

The project also included expanding the primary suite, creating a new guest wing, and remodelling the wine cellar.
Cottages and Gardens also reports the property now has seven wood-burning fireplaces, including a rotisserie fireplace and a pizza oven in the kitchen, and the grounds feature a 220-tree olive grove, bocce ball court, multiple outdoor entertaining areas, and a swimming pool.
