The sale hinged on Tim’s ability to build trust with a listing agent initially reserved about working with buyer’s agents — a relationship-first approach that opened the door to a swift negotiation for a client with a strict budget and pressing personal circumstances.
A father’s search for stability
Tim’s client, a single father, needed to secure stable housing to improve his custody arrangements — a recommendation from his solicitor that added urgency to an already tight search.
With a fixed budget to deal with, the two-bedroom, one-bathroom unit with a single car space at 7/73 Lower King Street, Caboolture represented both affordability and opportunity.
In a suburb where unit prices have surged 33 per cent over the past year, the entry-level segment offered a realistic pathway for buyers working within tighter budgets, according to PropTrack data.
“He said to me that I’ve helped change his life and up until this point he felt like he’s been having nothing but bad luck in life as of late, and I helped change his luck to being good luck, which was quite special,” Tim said.

The campaign’s turning point came at the open home, where Tim identified the listing agent’s initial reservation about working with buyer’s agents and adjusted his approach accordingly.
The listing agent’s wariness required Tim to demonstrate a different style — one built on transparency and collaboration rather than posturing.
“Just be open, upfront, genuine, not mucking her around, and showing that sort of openness and that open line of communication — wanting to work with her to get this property purchased for my client and to help her get the property sold as quickly as possible.”
The approach worked. Within four days, the unit was under contract.
Caboolture’s affordability-driven surge
Caboolture has emerged as a hotspot in southeast Queensland’s affordability-driven boom, with the suburb recording the highest volume of house sales in Queensland during the December 2025 quarter, according to InfoTrack.
The region’s appeal lies in its relative affordability compared to Brisbane’s $1 million-plus median, combined with infrastructure investment and lifestyle amenities attracting first-home buyers, downsizers, and investors.
For Tim, the experience reinforced a broader message about the value of collaboration between buyer’s agents and listing agents.
“We just want to help the buyer secure their future,” he said.
