Brisbane agent completes third purchase for investor by targeting development upside

Brisbane buyer’s agent Tim Allen of IPS Buyer’s Agents secured a three-bedroom Caboolture house for $822,500 in just 10 days by focusing exclusively on properties with granny flat development potential.

The private treaty sale at 9 Gardenia Street, Caboolture, was Tim’s third purchase for the same investor client in 15 months – a relationship built on consistent delivery and shared financial goals.

Targeted search cuts wasted time

Tim’s strategy was surgical: he filtered every listing for good site access and large enough yard space to accommodate a secondary dwelling, then discarded everything else.

“We were looking for properties that had room to add a granny flat,” Timothy said.

“Making sure there was good site access and large enough yard space – anything outside of that was weeded out.”

The approach allowed him to shortlist only the properties that matched his client’s investment criteria, avoiding the distraction of listings that looked appealing but lacked development upside.

Client secures projected $1,050 weekly income

The three-bedroom house includes one bathroom and four car spaces. Once the client completes the granny flat, the property is projected to generate around $1,050 per week in rental income.

“He was incredibly happy and appreciative,” Tim said.

“He was happy that I had found him three granny flat opportunities in the last 15 months.”

Tim attributes the result to the trust developed over multiple transactions and his deep understanding of the client’s long-term wealth strategy.

“The trust I built up with the relationship and the fact that this was the third purchase I was able to complete with him – that was key to this result,” he said.
