Sydney’s housing boost: 9,350 new homes planned for north-west under new proposal

Sydney’s housing supply is set for a significant lift, with the Minns Labor Government unveiling plans to rezone Cherrybrook in the city’s north-west to make way for 9,350 new homes.

Australia’s largest city by population is set for a major housing boost, with the Minns Labor Government announcing plans to deliver 9,350 new homes in Cherrybrook, a leafy suburb in Sydney’s north-west.

Located about 27 kilometres from the CBD, Cherrybrook sits within the Hills District and is known for its established family homes, strong school catchments, and green open spaces.

The new rezoning proposal aims to transform the suburb into a modern, walkable community centred around the Cherrybrook Metro Station.

The state-led plan would introduce a mix of housing types, including larger apartment buildings in the town centre and mid-rise apartments and terraces in surrounding neighbourhoods.

The precinct will also feature a new library, cafes, retail spaces, and community facilities, alongside parks, bike paths, and walkable streets connecting residents to the metro.

A minimum of 5 per cent of new homes will be designated as affordable housing, rising to up to 10 per cent within the town centre.

The proposal also includes strong environmental protections, preserving the significant Blue Gum High Forest and increasing total tree canopy coverage by 14 per cent.

Minister for Planning and Public Spaces Paul Scully said the project would help address Sydney’s housing pressures while maintaining the area’s natural character.

“This proposal will unlock hundreds of jobs and thousands of new homes in Cherrybrook alongside more open space and a new town centre to create a vibrant, leafy precinct just steps away from the metro,” Mr Scully said.

“Developments like this are crucial as we look to restore housing choice in Sydney so people are no longer forced out of the city and can live within the community they choose.

“Cherrybrook is an ideal location for more homes in a high-demand area, close to transport, jobs and services.”

The Cherrybrook Precinct Rezoning Proposal is expected to create around 210 new jobs over the course of the 36-year development.
