South Perth agent navigates 11-month lease to secure premium result

A four-bedroom house at 10 Tucker Court, Canning Vale has sold for $920,000 after just seven days on market, with Sue Rowles securing the result despite an 11-month lease.

The campaign succeeded by respecting tenant privacy while maximising appeal to buyers. Sue arranged maintenance, used virtual staging in select rooms, and ran an open offers process that attracted 44 groups to the first inspection. Three offers followed, proving that strategic presentation can overcome perceived constraints in a market hungry for owner-occupier stock.

Managing from afar

The vendors lived overseas and relied on Sue to handle every aspect of the sale. She arranged a handyman to complete essential maintenance before photography, ensuring the four-bedroom, two-bathroom home with pool presented at its best.

“The tenants had only just moved in, so they still had 11 months on their lease,” Sue said.

“Not all the rooms were presenting in their best light, so we did some virtual staging where we removed items and put in virtual staging in a couple of the rooms. It provides a sense of privacy for the tenant who may not want to have their room that is not quite perfect on display.”

Buyer appetite revealed

The first open drew 44 groups, a strong turnout that validated the campaign strategy. However, only three offers materialised, revealing a critical market dynamic.

“What that indicated to me is that the market is very hungry for owner-occupier available homes,” Sue said.

The property had value-add potential, with scope for upgrades that would appeal to buyers looking to add equity, and the added benefit of being strategically located in the ‘Livingston Estate’ and within easy proximity to the Livingston Market shopping centre. The pool added further appeal, but the 11-month lease remained the primary barrier for most attendees.

Quality over quantity
