Four offers for City apartment with Black Mountain views as buyers compete for dual-level living

The campaign for 1310/39 London Circuit ran for 23 days with a deliberate strategy: no upfront price guide, multiple weekly inspections, and letting the market reveal where buyers saw value.

“We were opening the property twice during the week and once or twice on the weekends, ensuring that we gave an ability for everyone to be able to visit the property in a timely fashion before auction,” Stu said.

“We didn’t set a price initially. We asked the market for feedback and then courted offers of where our buyers saw value.”

What buyers noticed

The two-bed, two-bath, two-car space apartment’s dual-level layout became the talking point at inspections.

Buyers commented on the Black Mountain aspect, the natural light flooding both levels, and the dual verandas — an open veranda on the top floor and a covered veranda below.

The separate laundry, quality finishes throughout The Capitol building, and the secure two-car spaces all drew attention.

“People loved the aspect towards Black Mountain. They love the dual level living, the large amounts of natural light, the beautiful finishes throughout the property,” Stu said.

“They loved the fact that it had a separate laundry. They loved the fact that the top floor had an open veranda and the bottom floor had a covered veranda.”

The competition story

Four offers came through from four different parties as auction day approached.

The successful buyers committed one day before the scheduled auction — but the story doesn’t end with the unsuccessful bidders walking away.

Some are still active in the Canberra market, specifically looking to buy in The Capitol building.

“The buyers, some are still in the market and are trying to buy in that building. They just didn’t have the capacity at the time,” Stu said.

That level of continued interest signals genuine demand for quality apartments in this location — valuable intelligence for anyone considering selling in the precinct.

The Civic precinct

The Capitol Residence at 39 London Circuit sits in Canberra’s central business district, opposite the Supreme Court and within 500 metres of the Australian National University.
