Raymond Indrawan of WIN Real Estate has set a $3.316 million suburb record in Rowville using a first-of-its-kind bilingual marketing strategy — targeting Chinese platforms including WeChat and Little Red Book — to sell the five-bedroom house at 6 Norris Road.
The result came down to two factors: a bilingual marketing strategy targeting Chinese platforms that no other local agent had tried, and staging advice that helped the vendors present the property at its best. The one-acre block was rare for the area, and Raymond positioned it to attract both local and overseas buyers.
Marketing beyond the major portals
Raymond pitched an approach that went beyond the usual portals. Premium photography and video were supplemented with boosted Facebook ads.
The distinctive element was targeted campaigns on Chinese platforms including WeChat and Little Red Book. Raymond said he was the first local agent to use Chinese platforms for a Rowville campaign.
The vendors were immediately engaged. The campaign generated more than 6,000 online views and drew more than 40 buyers through the property in just 23 days.
Two-year-old sale the only guide for pricing
The challenge was working out where to position the reserve. There were no exact comparables for a one-acre property in Rowville — the last similar sale was two years earlier.
Raymond factored in market movement and his knowledge of active buyer budgets to recommend a pricing guideline. The approach gave the vendors confidence to set a reserve that would generate momentum on auction day.
Underbidders regretted not pushing harder
Four buyers registered to bid. Three competed strongly from the opening call, stretching their budgets to the limit.
“Although they were really stretching their budget to the absolute limit, they still regretted that they didn’t push themselves to try and get it,” Raymond said.
At least four or five families who missed out are still actively searching for similar properties in the area, signalling strong ongoing demand for larger blocks in Rowville.
The vendors were delighted with the result, which exceeded $3 million by a significant margin.
Rowville’s median house price sits at $1.168 million, with a 91 per cent auction clearance rate recorded in August 2025, according to PropTrack data. The one-acre property is atypical for the suburb, which partly explains the significant difference between the sale price and the median.
