Young family secures first home after competitive campaign in Taylors Hill

Paul Muscat has guided a young family into their first home at 69 The Glades, Taylors Hill, with the updated three-bedroom townhouse selling for $635,000 after attracting multiple offers from both first-home buyers and investors.

The property went under contract on 11 March after 32 days on the market via private treaty, with Paul negotiating the successful sale directly with both the vendor and the buyer.

First-home buyers claim family home after multiple offers

Multiple offers came through as buyer interest intensified, with both first-home buyers and investors submitting competitive bids. The winning offer came from a young family purchasing their first home, securing the property on a combination of highest price and favourable terms.

Paul says the buyers were excited to start their property journey.

“Being first-time buyers, they were obviously very happy and excited to get their property journey underway especially for their young family,” he said.

The buyers’ quick response with signed paperwork signalled strong commitment.

Dual-market appeal drives inspection numbers

The townhouse had been carefully maintained by the vendors, with recent updates to painting and flooring creating a move-in-ready package.

Paul positioned it to appeal to both first-home buyers seeking a family home and investors looking for a well-presented rental asset. The strategy delivered consistent inspection numbers of six to ten buyers per open, with a clear 70/30 split favouring owner-occupiers over investors.

“It was very well presented, very neat with a nice outdoor area and it was tailored towards those who were looking to purchase an investment or potentially first-time buyers,” he said.

Vendors pleased with transparent process

The vendors were pleased with the result and the communication throughout the campaign.

“They were absolutely ecstatic,” Paul said.

“They felt very comfortable with the entire process from the beginning till the end and were kept very well informed of what was happening during the sale process.”

Local market moving quickly

Paul says the Taylors Hill market remains active, with well-presented stock attracting immediate attention from both first-home buyers and investors.

“The market is very strong with first-time buyers or investors looking to buy in that area and when something that comes along, they will pounce on it very quickly because they don’t last on the market very long,” he said.
