Video walkthrough secures sight-unseen buyer for Tarneit house

Parv Arora of Reliance Real Estate has secured his third consecutive listing from the same vendors, selling 41 Houdini Drive in Tarneit for $945,000 to an interstate investor who never inspected the four-bedroom house in person.

Parv closed the private treaty sale of the four-bedroom, three-bathroom house after conducting a detailed video tour for the investor, who was based interstate and unable to travel for inspections.

The campaign came to Parv as a third consecutive listing from the same vendors, who had previously sold two properties through him and were relocating from Melbourne.

Parv walked the buyer through every room via video call, covering interior spaces, outdoor areas, and structural details.

The buyer arranged an independent building inspection, which returned a favourable report.

Parv maintained regular contact throughout the process, ultimately securing the sale and delivering a result both parties were satisfied with.

The property will transition directly into Parv’s management portfolio, with the vendors leasing back temporarily while finalising their move.

Active outreach in a limited buyer market

Parv attributed the result to deliberate database work rather than waiting for buyers to appear at open inspections.

“There are not enough buyers, so you need the right strategy in place and you need the right agent out there as well who is finding buyers for you,” he said.

“It’s having the maximum number of homes in the area and that is where we have the biggest database of those buyers as well. Actively, we’ve been calling them on an everyday basis and sharing properties so that we actually build trust.”

The approach proved particularly valuable for an investor purchasing remotely — a buyer profile that requires additional confidence-building when the property sits close to seven figures.

High-volume suburb requires active agent approach

Tarneit recorded the highest sales volume of any Melbourne suburb in 2025, with 1,666 transactions, according to CoreLogic. The suburb’s median four-bedroom house price according to Domain sits at $685,000, making the $945,000 result a strong outcome for a this family home.

Parv’s advice for vendors in the area centres on agent selection.

“You cannot just sit and wait for the buyers in this market,” he said. “It’s all about finding those buyers.”

Parv said the vendors were relieved at the result, having carried the property through a period of rising interest rates while managing tenants and planning their interstate move.
