A one-bedroom apartment at 843–845 Anzac Parade, Maroubra has sold for $790,000 in 10 days, with eastern suburbs agent Nick Papas orchestrating a competitive pre-auction negotiation among four buyers.
The unit features one bedroom, one bathroom and one car space. It was listed for auction but sold prior under contract on 13 November 2025 after Nick brought four interested parties into simultaneous negotiation.
Four-buyer contest
Nick said the campaign gained momentum toward the end of the marketing period, with multiple buyers expressing strong interest.
“We had four buyers that showed interest toward the end of the property and we negotiated with all four of those buyers during the process leading up to the auction,” he said.
“We had buyers negotiating and making offers and eventually we got to a point where we called in for everybody’s best and final offer and we got to the price that we did.”
The approach created competitive tension while ensuring all parties remained informed throughout the process.
Vendor feedback
Nick said his vendors appreciated the transparency and communication he maintained during negotiations.
“The vendors were absolutely in love with what we did and how we did it,” he said.
“The main thing that they really loved was the transparency and communication throughout the process of us telling them what we were doing and how we were doing it. But they also really appreciated the fact that we kept the buyers informed and let them know what was going on through the process, how the negotiations were going to take place prior to auction and gave the buyers the opportunity and the time to make the decisions that they had to make.”
Market context
Maroubra remains a sought-after eastern suburb known for its beaches and family-friendly environment. The median price for one-bedroom apartments in the 2035 postcode sits at $763,000, with a reported rental yield of 2.6 per cent and 178 properties sold in the past 12 months, according to Domain and view.com.au data.
The result reflects strong buyer demand in the eastern suburbs and the effectiveness of transparent communication in competitive negotiations.
